    Overview


     

    POSITION SUMMARY:

    The Senior Foreclosure Specialist is responsible for timely processing of foreclosure items for an assigned workload in compliance with all state laws and investor requirements. The Specialist will lend their subject matter expertise to fulfillment of control objectives and oversight of departmental processes, either existing or in development.  On a regular basis the Specialist will perform all duties for an assigned portfolio of loans regardless of geographic concentration or stage last completed for acquired inventory.  This effort will be coordinated within the prioritization of daily functions based on imminent nature of the actions required and the overall targets established.

    Responsibilities

    ESSENTIAL DUTIES AND RESPONSIBILITIES:

    • Once assigned, conduct a review of the foreclosure file to ensure all default timeframes have been met; there are no outstanding issues or documentation still needed in order to proceed with the repossession of the property and adhere to all dual tracking controls and measures.
    • Requests and reviews all updated documentation from Investors, Insurers, and Agencies to ensure all required actions have been completed accurately.
    • Manages foreclosure proceedings on assigned cases by interacting and providing clear and concise instructions to various parties such as mortgagors, attorneys, investors, insurers, Realtors, appraisers and any other party involved with the foreclosure.
    • Monitors the attorney’s performance by reviewing all proceedings, records and timeframes in addition to working all system/database activities throughout the foreclosure process.
    • Diligently follows up on all outstanding communications, written or verbal, internal and external.
    • Requests and reviews in detail all appraisals and BPO’s as part of the valuation requirements in preparation of the foreclosure sale, calculation of the bid requirements, establishment of deficiency judgments, payments of advances, and/or recovery situations.
    • Upon request, provides the attorney with accurate foreclosure reinstatement, payoffs and judgment figures as well as accurately executed documents as requested.
    • Prepares bidding instructions, ensuring compliance with all state and agency guidelines.
    • Performs required research on loans with questionable items (e.g. the application of payments, proper foreclosure notification, who to foreclose in the name of).
    • Processes foreclosure sale results within the Investor, Insurer, Agency and company guidelines.
    • Actively reviews and pursues all loss mitigation alternatives in all appropriate customer circumstances and forward any potential customers to the Loss Mitigation for consideration.
    • Execute documents as authorized by corporate resolution and in adherence to document execution procedures and standards.
    • Escalate or resolves timely any matters that may pose a risk to the company in accordance with established policies and procedures.
    • Assist in the on the job training for new specialists and providing subject matter expertise guidance for projects, procedures, training documentation, and escalated matters as needed
    • Accepts other duties as assigned.

     

     

    Qualifications

    ESSENTIAL KNOWLEDGE & SKILLS:

    • Knowledge of Real Estate/Loan documents, including loan closing and foreclosure
    • Excellent organizational and time management skills with the ability to work well under pressure.
    • Demonstrated ability to effectively communicate with all parties involved in the foreclosure events both internal and external, including but not limited to the General Counsel representing Rushmore.
    • Ability to use sound judgment and make appropriate decisions
    • Detail oriented with effective verbal, written and communication skills
    • Ability to multitask and meet critical deadlines while managing accuracy and quality.
    • Ability to independently solve complex problems within set policy and procedures

    EDUCATION AND/OR EXPERIENCE:

    • Bachelor’s Degree preferred
    • High School Diploma required
    • Four (+) years mortgage servicing experience, strong knowledge of the types of foreclosures and expertise in how foreclosure affects a mortgage loan
    • Three (+) year’s industry experience in foreclosure with expertise covering at least 20 different state foreclosure proceedings.

     

    MACHINES, OFFICE EQUIPMENT & SOFTWARE:

    • Proficient with Microsoft Office applications
    • Familiar with LPS desktop and MSP workstations
