    The AVP of Default Operations will provide leadership, direction and coordination of all activities for the Default Operations, including foreclosure and bankruptcy, property preservation, accounts payable (invoicing) functions, in accordance with Rushmore’s business strategy. Overseeing, as assigned, a team of specialists for foreclosure, bankruptcy, and default support. Key responsibilities include developing and administering productivity and quality measures along with motivating members to achieve or exceed those performance standards. Additional duties include identifying process and procedure change needs and implementation to improve efficiency and quality within the unit.



    • Assist VP and SVP of Default Operations in providing overall direction to department supervisors/team leads to assure synchronized teamwork that accomplishes monthly operations goals and objectives.
    • Ensure process and procedures are adequate to meet quality standards and are consistently applied and regularly reviewed within department.
    • Actively address any issued updates from GSE, Investor, State and Regulatory in a timely manner through compliance approved change management procedures.
    • Assist VP and SVP of Default Operations in training of subordinate supervisors/team leads and staff.  Address employee concerns and sensitivities.
    • Assist VP and SVP of Default Operations in ensuring that all activities of the Default Operations department are completed within established company, state and investor timelines.
    • Prepare scheduled and unscheduled default reports as required by Senior Management and as needed by Client. Administer daily, weekly and monthly reports for specialist oversight ensuring adequacy of completion.
    • Ensure timely submission of weekly (or as directed) management updates memorializing results, progress, challenges and areas of concern (with recommendations).
    • Track and measure department progress on regular basis and create a transparency around team performance results.
    • Actively participates in the implementation and development of strategies for distressed portfolio acquisition and boarding requirements.
    • Develop and maintain control reporting and tools to insure that timelines and state/federal guidelines are being met
    • Develop and maintain positive business relationships with attorneys and other vendors, escalating firms with performance concerns to legal for review.
    • Execute all related foreclosure and bankruptcy documents as expected by corporate policy and as authorized through corporate authorities and ensure all subordinates follow proper document execution and delivery protocol.   Execute corporate documents within corporate signing limits upon request.
    • Perform all other duties in a timely and accurate manner as assigned.




    • Excellent oral communication skills, including the ability to effectively communicate with internal staff and external vendors.
    • Analytical thinking, decision making and problem solving skills with strong process management experience
    • Knowledge of investor guidelines including FHA, VA, FNMA, FHLMC and GNMA.\
    • Demonstrate leadership skills including the ability to lead, coach and develop effective teams.
    • Expertise and demonstrated achievement across the spectrum of mortgage loan servicing functions, including loss mitigation, default services, with an emphasis on Bankruptcy and Foreclosure.
    • Ability to work under stringent deadlines stressing urgency to achieve daily and monthly goals with expected quality and in accordance with required policies and procedures.
    • Strong business acumen and excellent relationship management skills across all levels.
    • Strong leadership skills and the ability to develop and execute on strategy.



    • Bachelor's Degree required. 
    • Ten (+) years of Mortgage Banking experience, with extensive knowledge of Default Operations and processes for all states.
    • Must be actively working with foreclosure and bankruptcy portfolios
    • Minimum five years in a management capacity.

    • Proficient with Microsoft Office applications
    • Expert user of with LPS desktop and MSP workstations
