    Overview

     

    POSITION SUMMARY:

    The Field Inspector supports the REO department by inspecting REO properties to ensure property conditions, property preservation statuses, and repairs are being met to ensure marketable requirements.

    Responsibilities

    ESSENTIAL DUTIES AND RESPONSIBILITIES:

     

    • Inspect and report on REO to ensure property conditions, property preservation and repair jobs are being monitored and completed properly and in accordance with investor guidelines.
    • Establish interaction with city officials, vendors and contractors to ensure appropriate contractors and pricing is in place.
    • Complete property inspection reports, including photos, and upload to res.net.
    • Interface with real estate agents and conduct regional meetings with contractors and agents to promote Dakota Asset Services' repair and marketing standards.
    • Review and evaluate repair bids for REO assets with repair strategies.
    • Negotiate repair bids as needed.
    • Document all necessary review notes and communications in Res.Net.
    • Represent Dakota Asset Services at industry events and training meetings.
    • Perform other duties as assigned by management.

    Qualifications

    ESSENTIAL KNOWLEDGE & SKILLS:

     

    • Understanding of impacts to property such as deferred maintenance, damage, structural issues, neighborhood factors, etc.
    • Possess a clear understanding of real estate values, financing and the contributory value of repairs.
    • Knowledge of code violations preferred.
    • Ability to multi-task in a fast paced environment.
    • Ability to travel - 75% travel required.
    • Adaptable, flexible and detail oriented.
    • Excellent time and project management skills.
    • Ability to work effectively and interact positively with REO Asset Managers, management staff and other internal and external customers.
    • Self-directed, motivated with limited supervision, solid decision making and analytical skills.

     

    EDUCATION AND/OR EXPERIENCE:

    • 5+ years of experience in the mortgage industry specifically related to REO asset management, repairs and construction
    • Associate's degree or 2 years of college preferred
    • High School diploma required

     

    MACHINES, OFFICE EQUIPMENT & SOFTWARE:

     

    • Current, working knowledge of the Microsoft Office Suite, including: Word, Excel, Access, and PowerPoint

     

     

     

    PHYSICAL DEMANDS:

     

    Sitting:

     

    Some prolonged sitting is required while driving to inspection sites

     

    Standing:

     

    The majority of the inspection process is performed while standing

     

    Walking:

     

    Must be able to walk around and through the structure.

     

    Crawling:

     

     

    On hands and knees and often on stomach to adequately inspect attic spaces through a maze of trusses and roof framing and crawl spaces below houses.

     

    Climbing:

     

    Ability to climb up and down ladders to access roofs and attics.

     

    Lifting:

    Carrying a ladder from vehicle to structure, carrying tools, laptop, and accessories from vehicle to inside structure.
